For Sale vs. Sold Report

For Sale: A snapshot of the number of property for sale at the end of the month.
Pended: Represents the number of properties that went into the “pending” status for that month.
New Listing: Represents the number of properties that are newly listed for that month.
Sold: Represents the number of properties that are sold for that month.

Average Price for Sale / Sold Report

Average Price For Sale is the average list price of the properties for sale in a particular month. Average Price Sold is the average sold price of the properties sold in a particular month. The Average Price For Sale and Average Price Sold line charts in the graph below portrays the relationship between on and off market pricing.

Months of Inventory Report

Months of Inventory (MOI) is a measurement of how long it would take for the currently active properties in a given area to sell, at the current pace of sales, if no other listings were added to the market. It is calculated by dividing the number of listings For Sale in any given month, by the number of listings Sold (Closed) or Pended in that same month.

As a rule of thumb, an inventory level of less than three indicates a strong seller market while an inventory level greater than six indicates a buyer’s market.
